Solicitors
Once your offer has been accepted you will need to provide us with
your solicitors details in order for the sale to continue and relevant
paper work to be sent out. If you need more information on solicitors
or help finding one please contact Apple London.
Processing the Sale
In order for the sale to move swiftly along it’s a good idea to instruct your
solicitor immediately. Think about prospective exchange and completion dates
to work towards from the beginning ensuring every ones working toward the same
goals. At this stage you will also need to instruct your mortgage adviser to
begin processing your mortgage if it hasn’t been agreed already.
Survey
A survey must be booked in and carried out as soon as your offer has been
accepted. This is to identify structural problems early on and advise the
mortgage lenders on the properties value.
Mortgage Offer
It may take a short time for your mortgage to be approved if it wasn’t
prior to finding your property. You should focus on getting this processed
giving all the relevant information to your lender in order not to hold
the sale up. Once it has been approved it will be sent to your solicitors
and you will be ready to exchange providing the survey has been carried
out and terms agreed.
Exchange
The purchaser (you) usually deposits around 10% of the purchase price leaving
90% for your lender to transfer on completion to your solicitors. This is
Usually about a week before exchange to allow funds to clear. It is then
forwarded to the vendor’s solicitor where a completion date is set.
You will also need to read and sign the contract.
Completion
This is the final stage in purchasing your new home. Completion is usually
set a few days to a week after Exchange of contracts. This allows the rest
of the monies to transfer from your lender or account to your solicitor
and finally to the vendors solicitor.
Well done!
Apple London congratulates you on your new home; you can pick up the keys!
